Lower, Middle and Upper Sackville explained

What separates Lower, Middle and Upper Sackville, Nova Scotia, which neighbourhoods sit in each, and what that means when you're buying a home.

If you've been browsing homes north of Bedford, you've probably seen listings labelled Lower Sackville, Middle Sackville, Upper Sackville or just "Sackville". They are three neighbouring communities in the Halifax Regional Municipality, running north up the Sackville River valley, and each one feels different.

Lower Sackville

Lower Sackville is the most built-up part of the area. Most of its streets were developed in the 1970s, and it is where you'll find the Sackville Drive shopping strip, Downsview Mall, the Sackville Public Library, the Cobequid Community Health Centre and the Sackville and Cobequid transit terminals. Housing is mostly split-entry homes, bungalows and semi-detached homes on municipal water and sewer.

Middle Sackville

Middle Sackville is the growing suburban middle. It includes family subdivisions such as Millwood, Springfield Lake, Berry Hills and Sunset Ridge. Millwood was informally called Lower Sackville until HRM set official community boundaries in 2013, which is why you will still see it described both ways.

Upper Sackville

Upper Sackville is rural. Expect larger lots, more privacy and, in many cases, a private well and septic system rather than city services. That changes what you should check before you buy, so read our post on well and septic versus city water.

Why the label matters when you buy

  • Services. Most of Lower and Middle Sackville is on municipal water and sewer. Rural parts of Upper Sackville often are not.
  • Schools. Sackville is split between more than one family of schools. Always confirm the catchment for a specific address with the Halifax Regional Centre for Education's School Finder.
  • Commute. Lower Sackville is roughly 25 km, about 20 minutes, from downtown Halifax by car. The further north you go, the longer the drive.
