Indigo Shores, Middle Sackville: what buyers should know
Indigo Shores is a newer lakeside community in Middle Sackville with executive homes on two to three acre lots. Here's what to know about lots, services, schools, prices and commute.
Indigo Shores has quickly become one of the busiest parts of Sackville for new homes. It sits in western Middle Sackville, built around McCabe Lake Drive and Drain Lake, on streets like Bondi Drive, Zaffre Drive, Orchid Court, Blackbird Lane and Magenta Drive. If you're looking for space, privacy and a newer home within reach of Halifax, it belongs on your list.
Big lots, near the water
The defining feature is land. Recent listings show lots of roughly 2.9 to 3.3 acres, many partly wooded, and some with frontage on Drain Lake. Listings also describe a public lake access park within walking distance of many homes, used for kayaking, swimming and fishing.
New builds and executive homes
Most homes here are recent, from split-entry designs to large executive two-storeys with walkout basements and double garages. Lots and to-be-built packages come up regularly, including homes from local builders such as Marchand Homes. If you're comparing a lot plus build against a finished home, have your lawyer review the builder agreement and confirm what is and isn't included.
Well and septic, not city services
Indigo Shores homes use a drilled well and septic system, which is normal for lots this size. Build a water quality test, a flow test and a septic inspection into your offer, and read our post on well and septic vs city water before you start viewing.
Prices
Indigo Shores is one of Sackville's higher-priced areas. As of November 1, 2026, about 40 homes and lots were listed for sale there, with homes generally from the mid $700,000s to over $1 million and large lakefront properties well above that. Prices change quickly with new phases, so ask me for the latest sold prices before you make an offer.
Schools and commute
Recent listings name Sackville Heights Elementary for Indigo Shores. Always confirm junior and senior high for a specific address with the Halifax Regional Centre for Education's School Finder, because boundaries can change. Listings describe about 10 minutes to the shops on Sackville Drive and about 25 minutes to downtown Halifax, with Highway 101 reached via Sackville Drive.
