Buying a home in Sackville

How it actually works here, step by step. My free buyer's guide goes deeper.

How do I start buying a home in Sackville?

Start with a mortgage pre-approval so you know your real budget, then decide what you need versus what you want, such as bedrooms, school area, commute and lot size. From there I set you up with a search that emails new Sackville listings as they come on, and we start booking showings.

What do I need for a mortgage pre-approval?

Lenders usually ask for income verification (T4s, pay stubs and notices of assessment), an employment letter, proof of your down payment and savings, and consent to a credit check. A credit score of 680 or higher generally gets you the best rates. I can refer you to a mortgage broker who works with Sackville buyers.

What is the minimum down payment in Canada?

5% on the first $500,000 of the price, 10% on the portion between $500,000 and $1.5 million, and 20% at $1.5 million or more. With less than 20% down you need mortgage default insurance.

What is the mortgage stress test?

For an uninsured mortgage, lenders must qualify you at the higher of 5.25% or your contract rate plus 2%. Your mortgage professional will run the numbers for your situation.

How does making an offer work in Nova Scotia?

Your offer is written on the Agreement of Purchase and Sale (NSREC Form 400). It sets out the price, your deposit, your conditions such as financing and inspection, and the closing date. Once the seller accepts it, it becomes a binding contract, which is why your conditions matter.

How big a deposit do I need, and who holds it?

Deposits are usually 1% to 3% of the purchase price. When a brokerage holds it, the money goes into that brokerage's trust account under Nova Scotia's Real Estate Trading Act. It is credited toward your purchase at closing.

Do I need a home inspection?

I recommend one on almost every purchase. A general inspection covers the electrical, heating, plumbing, roof, windows and foundation. Rural homes also need a water test and a septic inspection. If issues come up, we can renegotiate, ask for repairs or, in rare cases, walk away within the condition period.

Is a seller required to give me a Property Disclosure Statement?

No. In Nova Scotia sellers are not required to provide a Property Disclosure Statement, but most do. Since July 1, 2025 the form includes questions about flooding and erosion. If there isn't one, your inspection and your conditions carry more weight.

Is my Sackville home on city water or a well?

Most of Lower Sackville and the established Middle Sackville subdivisions are on Halifax Water. Rural parts of Upper Sackville, and some properties near Beaver Bank, rely on a private well and septic. The listing should say which, and I confirm it before you write an offer.

How often should I test well water?

The Province recommends testing a private well every 6 months for bacteria and every 2 years for chemicals. When you buy, make your offer conditional on a satisfactory water test.

Can I add a suite or extra units to a Sackville home?

HRM now allows up to four units on centrally serviced lots in residential zones inside the Urban Service Boundary, including secondary suites and backyard suites up to 1,000 square feet. Rules depend on the specific lot and servicing, so check zoning with HRM before you plan around it.

Can I run an Airbnb out of a Sackville home?

In residential zones you can only rent out your own primary residence, either the whole home while you are away or rooms while you live there. Every short-term rental also has to be registered with the Province each year.
